Roof Repair in Sacramento

Most leaking roofs don’t need to be replaced — they need the right repair in the right spot. We repair tile, shingle and flat roofs: leaks, cracked or missing tiles and shingles, worn underlayment, flashing around chimneys, skylights and walls, and dry rot. We find where the water gets in, show you photos, and fix it right. Most repairs come with a 2–10 year workmanship warranty. (More on roof repair and tile roof repair.)

Recent work: two of the most common roof leaks we fix

Leaves and debris clogging a tile roof valley, circled in red

Before: leaves and debris packed into the valley.

1. A clogged valley

Debris in a valley dams up water behind the tiles. The water sits on the underlayment and wears it out — one of the most common causes of tile roof leaks we see.

New valley metal and underlayment installed in a tile roof valley before the tiles go back on

After: new valley metal and underlayment, ready for the original tiles.

2. How we fixed it

We lifted the tiles, replaced the worn underlayment, installed new valley metal so the valley carries water off the roof, and put the original tiles back.

Tile roof ridge with caps removed before flash band seal is installed

Before: ridge caps off and the seal underneath worn out.

3. Wind-driven rain at the ridge

When the seal under the ridge and hip caps fails, wind-driven rain blows under the caps and runs down under the tiles.

After: the ridge sealed with a new flash band.

4. Sealed for the next storm

We installed a new flash band along the ridge so wind-driven water can’t get under the caps, then reset the ridge caps.

Roof Replacement

When a roof really is at the end of its life, we replace it: shingle, tile and flat roofs, torn off down to the deck so we can fix any damage underneath. As an Owens Corning Platinum Preferred contractor, our new roofs come with a lifetime warranty, and $0-down financing is available. See roof replacement.

Recent replacement: old tile roof to a new Owens Corning shingle roof in Rocklin

Clogged valleys and a packed channel by the chimney had been pushing water under the tiles for years. Once the tile came off, we found severe dry rot in the decking, replaced it, and installed a new Owens Corning shingle roof.

Sacramento roofing contractor FAQ

How do I choose a roofing contractor in Sacramento?

Check that the contractor is licensed (you can look up any license on the California Contractors State License Board website) and insured. Get a written quote that spells out the work, make sure they pull the permit for a roof replacement, and ask what warranty you get on both the materials and the workmanship. Roof Recovery is licensed and insured, an Owens Corning Platinum Preferred and GAF Certified contractor, pulls permits on every replacement, and gives a lifetime warranty on new roofs.

How much does a roof repair cost in Sacramento?

Most of our roof repairs cost about $2,000–$3,000. Bigger problems, especially ones that have been left alone for a while, average around $5,500. The inspection is free, and you'll get photos and a written quote the same day, so you know the price before any work starts.

How much does a new shingle roof cost in Sacramento?

On most homes we see, a new entry-level asphalt shingle roof averages about $17,000–$20,000. The price depends on the size of the roof, how steep it is, and the shingle line you choose. Every new roof comes with our lifetime warranty, and $0-down financing is available.

Do I need a new roof or just a repair?

Most leaking roofs need a repair, not a replacement. If the problem is in specific spots, a targeted repair fixes it for far less. See roof repair.

Will homeowners insurance pay for my roof?

Only if the damage was sudden: storm, wind, a fallen tree or another accident. Insurance doesn't cover wear and tear, so a roof that leaks because it's old or the underlayment has worn out usually isn't covered. Check your policy or ask your agent what yours covers. If you've chosen us for the work, we'll help you through the claim.

Is the roof inspection really free?

Yes. If you own the home and are looking at getting your roof repaired or replaced, the inspection and written quote are free. We come out hoping to earn your business.

How fast can you come out?

Inspections are usually available within a few days, and we answer 24/7. Most work is scheduled 2–4 weeks after you approve the quote.

Do you work on roofs in winter or in the rain?

Yes, we work year-round, just not in direct rain. We plan around the weather. Repairs get done all winter. Replacements take more planning in the rainy season, so start dates can shift with the forecast.

What warranty do you offer?

It depends on the roof and the package you choose. On new residential roofs, workmanship warranties start at 5 years and go up to a lifetime workmanship warranty backed by the manufacturer. Commercial roofs start at 2 years and can go up to 30 years, depending on the product and manufacturer. Most repairs come with a 2–10 year workmanship warranty. Your quote lists the exact terms.

Are you licensed?

Yes. Roof Recovery, Inc. holds California license #1054860 (C-39 Roofing). You can look it up on the California Contractors State License Board website. We’re also insured.

Why choose Roof Recovery over other roofers?

We follow a refined process on every job, and it shows: 98% of customers surveyed through Angi were happy with their project, and fewer than 1% of our installations need a warranty callback, based on our own job records. Your warranty covers you fully for its whole term, most customers say they’d recommend us to friends and family, and we’re rated 4.9 on Google.
